Commercial roof coating Dothan AL, in plain terms: a coating is a thick liquid membrane, rolled or sprayed over a sound existing roof, that seals small cracks and seams and reflects summer sun. It beats replacement when the roof is dry underneath, still drains and has only a few known leaks, because you skip the tear-off.
It does not fix wet insulation or a failed roof, so MAC Construction inspects first and photographs what we find. Below: a coat-or-replace tool, coating types, metal roof prep, maintenance and published costs.

What Three Decades of Flat and Metal Roofs Actually Teaches You
Stephen McDuffie started roofing in 1985 and founded MAC Construction in August 1991. Besides homes, we have roofed doctors' offices, churches and apartment complexes in screw-down metal, standing seam and single-ply membrane. Stephen's proudest job: a six-story apartment building in Fort Walton Beach, Florida.
This is not a claim to be the best coating contractor around. It is what low-slope roofs teach: the coating is the easy part; the prep underneath decides how long it lasts. So we say when a coating won't pay off. The video is a real MAC Construction project.

Commercial Roof Coating Dothan AL: Acrylic, Silicone or Urethane?
Coatings are thicker than paint and go on at several gallons per 100 square feet (RCMA). Each type has its own code product standard (NRCA). Here, two things decide the pick: about 54 inches of rain a year and July highs near 90°F (NOAA).
Acrylic Roof Coating
- Usually the lowest cost; soap-and-water cleanup (RCMA).
- Ponding water can speed up its breakdown.
- Needs warm, dry weather to cure (FacilitiesNet).
Best for: a metal roof coating on panels that drain well.
Silicone Roof Coating
- Henry's 887 data sheet claims permanent ponding resistance (Henry).
- Holds dirt, so reflectivity drops with age.
- Few products stick to it later.
Best for: flat roofs with low spots.
Urethane Roof Coating
- Best impact and foot-traffic resistance (FacilitiesNet).
- Often two products: base coat plus topcoat.
- Ponding limits vary by product.
Best for: roofs with foot traffic.
GAF calls water still on a roof 48 hours after rain “ponding” and wants it repaired before coating (GAF manual). A silicone roof coating handles standing water best, but fix the drain first.
Side by Side: How the Three Coatings Compare

| Property | Acrylic | Silicone | Urethane |
|---|---|---|---|
| Code product standard | ASTM D6083 | ASTM D6694 | ASTM D6947 (moisture-cured) |
| Ponding water | Avoid. Ponding can speed up its breakdown | Best of the three. Henry 887 claims permanent ponding resistance | Check the product data sheet |
| Dothan heat & storms | Cures best warm and dry; needs no rain soon after | Henry 887: rain-safe in 15 minutes, applied 35–120°F | Tough film; check cure time on the sheet |
| Foot traffic | Check the data sheet | Slippery when wet; plan walkways | Best of the three |
| Published installed cost* | $0.50–$3.00 / sq ft | $1.50–$4.50 / sq ft | $1.50–$4.00 / sq ft |
Which Roofs Can Be Coated, and Which Can't
Before we quote any coating, we confirm the surface can take one, with adhesion test patches (GAF).
Metal Roof Coating: Rust, Screws and Seams First
RCMA's metal roofing note sets the order:
- Tighten screws; replace worn washers.
- Swap missing screws for larger ones with rubber washers.
- Prime light rust; panels rusted through get repaired first.
- Seal seams with caulk, tape or fabric.
Panels too far gone? See metal roofing.
TPO, EPDM and PVC
Coated after seam checks and cleaning; many need a primer. Or see new membrane in our TPO roofing guide.
Mod-Bit and Built-Up Roofs
Coated once blisters and splits are repaired. Some need a primer to stop asphalt bleed-through; loose gravel comes off first.
Not a Coating Job
- Wet or rotted deck, or wet insulation across the roof
- Membrane failing nearly everywhere
- Shingle or tile roofs
RCMA: don't coat a roof that is badly deteriorated or wet inside (RCMA).
Before Any Coating: The Moisture Check
Wet insulation under a coating stays wet. GAF requires a moisture survey for its top coating guarantee, and a full tear-off if 25% or more of the roof is wet (GAF manual).
Roof Restoration vs Replacement: Coat, Recover or Tear Off?
In the roof restoration vs replacement choice, restoration means coating or recovering the roof you have; replacement means tearing off to the deck.
Swipe to see all columns.
| Roof condition | Coat | Recover | Tear off & replace |
|---|---|---|---|
| Existing roof is sound, dry and mostly drains | Best fit | Possible | Not needed |
| Small, known leaks at seams or screws | Yes, after repairs | Possible | Not needed |
| Insulation wet in spots | Only after wet areas are cut out | Only after wet areas are cut out | Possible |
| Water-soaked or deteriorated roof | No | No: code bars it | Yes |
| Two or more roof layers already | Possible (see note) | No: code bars it | Yes |
| Old shingle or tile roof | No | No | Yes, or repair |
2021 IBC Section 1512.2.1 (item 4) allows a new protective coating over an existing metal, built-up, modified bitumen, single-ply or foam roof without tear-off. Section 1512.2.1.1 bars a recover over a water-soaked or deteriorated roof, slate or tile, or two or more existing layers.
Per NRCA, a new coating doesn't count as an extra layer toward that limit. Local codes: our Alabama building code page.

Commercial Roof Maintenance in Dothan: Spring, Fall and After Storms
NRCA recommends inspecting at least twice a year, spring and fall, plus after hurricanes, tornadoes or hailstorms (NRCA). In the Wiregrass, pine straw clogs drains. A coated roof needs the same care; coating warranties expect upkeep.
What a Maintenance Visit Checks
- Drains & scuppersLeaves and pine straw cleared.
- Ponding spotsWater left 48 hours after rain gets marked.
- Seams & lapsProbed for gaps and blisters.
- Flashings & edgesWalls, curbs and edge metal.
- PenetrationsPipes, vents and pitch pans.
- Rooftop unitsCurbs and condensate lines.
- Coating filmThin spots and peeling.
- Metal fastenersLoose screws, washers, rust.
You get photos of what we found, so commercial roof maintenance is something you can see.
Ask about a spring-and-fall schedule when you call. See what a roof inspection covers.
Commercial Roof Repair: Where Flat Roofs Leak
Most commercial leaks start in three places. Fix them before coating.
Seams and laps
Open single-ply seams; loose metal laps.
Penetrations
Cracked sealant at pipes, vents and curbs.
Drains and edges
Clogged drains and loose edge metal.
For full systems, see commercial roofing in Dothan. For a leak right now, see roof repair, or after wind and hail, storm damage repair.
What a Coating Costs, and What It Can Save
Prep varies too much to post one price. Published national ranges give a starting point:
National figures, not MAC prices. Every commercial roof coating Dothan AL quote from us follows a free inspection and is binding. How our estimates work.
Reflectivity and Energy
A cool roof reflects sunlight and sheds absorbed heat, so less reaches the rooms below (Cool Roof Rating Council). Compare CRRC-rated values: Henry's 887 lists solar reflectance of 0.88 new and 0.73 aged (Henry). The ENERGY STAR roof label ended in 2022 (CRRC). Savings vary by building, so we won't promise a number.
Warranties, Honestly
Manufacturer coating warranties carry conditions: approved applicators, set film thickness, a moisture survey and upkeep (GAF). Ask each bidder which one they can register.
MAC's Promise
A 5-year written workmanship warranty from MAC Construction, plus a binding written quote. We don't claim approvals we don't hold.

Roof Coating Questions From Dothan Building Owners
Is a roof coating the same as a new roof?
No. A coating is a maintenance layer over a sound roof. It can't fix wet insulation or a rotted deck.
Which coating is best for a flat roof that holds water?
Usually silicone, which resists standing water better than acrylic. Fixing the drainage still comes first.
Can you coat a metal roof with exposed screws?
Yes, after prep: tighten or replace screws and washers, prime rust and seal the seams, as RCMA recommends.
How much does a commercial roof coating cost in Dothan?
National guides list roughly $0.50 to $6 per square foot installed. Yours comes from a free inspection and a binding written quote.
How often should a commercial roof be inspected?
NRCA recommends at least twice a year, spring and fall, plus after hurricanes, tornadoes or hailstorms.
Who can bid a commercial roof job over $100,000?
Under Alabama Act 2024-277, commercial work of $100,000 or more needs a state general contractor license. Ask every bidder, us included, which license covers your project.
